CBS Renovation is a building contractor based in Breukelen: our office is at Merwedeweg 5b. From there we renovate and remodel homes and build extensions across het Gooi and the neighbouring part of the province of Utrecht. Building work, installations and finishing are taken on as one contract, and one person is your contact from the first visit until the handover.
One of our projects closest to Breukelen is in the centre of Nieuw-Loosdrecht. At Acacialaan 3 we renovated and modernised a family home with a deep west-facing garden. It received a new open kitchen with built-in appliances, a modern bathroom with a walk-in shower and a renewed toilet, and it has four spacious bedrooms. We also worked on the garden.

In a full renovation the whole house is dealt with in one go. At J.P. Coenstraat 86 A in Hilversum we renewed the electrical installation with a new consumer unit and replaced every radiator; new wooden floors, fresh plastering and repainted woodwork followed. In Kortenhoef a house built between 1931 and 1944 received new wiring, a new meter cupboard and a reworked layout for the kitchen and living room. Because everything sits in one programme, nothing has to be opened up twice.

A rear extension gives the ground floor more room, for example for a kitchen with a dining area. The work runs from drawings and structural calculations through foundations and the shell to a finished room, with the heating and electrics extended from the existing house. At Eikbosserweg 210 in Hilversum the living room was extended at the rear, with two sets of French doors to the garden and an open kitchen. If the rest of the house is renovated at the same time, it all falls under one contact person.

At Acacialaan 3 in Nieuw-Loosdrecht a new open kitchen went in with built-in appliances and a door to the terrace, together with a modern bathroom with a walk-in shower, a washbasin and a second toilet. At J.P. Coenstraat 86 A we renewed two bathrooms, one with a bath and one with a shower, both with underfloor heating. For a room like that we strip out, re-run the pipework, drainage and electrics and do the tiling. Installation, tiling and fitting fall under one contact person.
Much of the work sits behind the walls. In the Kortenhoef house the electrical wiring was replaced completely, a new meter cupboard went in and the installations were renovated. At Hazenstraat 40 in Hilversum, a 1930s house, we put in new wiring with a modern consumer unit and a new central heating system. At Eikbosserweg 210 the heating and electrics were newly installed in 2022. Pipes and cables go in before the plastering and tiling, so the walls can stay closed afterwards.
Insulating is easiest when the roof, floors and walls are opened up for the renovation anyway. In Kortenhoef the pitched roof was insulated between the rafters, and the walls and ceiling of the dormer as well. J.P. Coenstraat 86 A received roof insulation, floor insulation and double glazing throughout, and has energy label B. At Hazenstraat 40 the attic was insulated, and Eikbosserweg 210 has energy label A after its renovation. Which insulation suits your house is something we discuss during the survey.

A new floor comes towards the end of a project, once the installations and walls are finished. At J.P. Coenstraat 86 A and Nieuwlandseweg 39 in Hilversum we laid new wooden floors. Verdilaan 14, a characteristic 1950s corner house, has mostly oak floors after its renovation and a bathroom with underfloor heating. Eikbosserweg 210 received new wooden floors and a bathroom with electric underfloor heating. In Kortenhoef the floor finishes were laid on all three storeys.

We plaster walls and ceilings to a smooth finish, and the painting is part of finishing the project. In Kortenhoef the walls were plastered and painted on every floor, and the living room and the children's room were given designer wallpaper. At Nieuwlandseweg 39 the walls were newly rendered and the woodwork painted; Verdilaan 14 has smoothly plastered walls after its renovation. Only when the last coat is on and everything has been checked does the handover follow.
