Building a house in the Netherlands involves many parties: an architect, a structural engineer, the permit, the shell, the installers and the finishing trades. As a residential builder we bring that route together in one project. We prepare the architectural drawings, have the structure calculated and file the permit application. After that comes the build itself: foundation and shell, windows and roof, then the installations and the finishing.
On a new build the shell, the building services and the finishing sit with one contractor, and the quotation still lists every element separately. You deal with one home builder and one contact person, so a custom home stays easy to follow from the first drawing to handover. If you already work with an architect, we build from their drawings: at Meentweg in Bussum and in Heemstede we worked together with a design studio.

These are not new houses: they are extensions and new structures we built on existing homes. The work is the same a new build calls for – drawings and permit, structure, roof, windows and installations.

A new house is built in layers, from the plot to the garden. These are the parts we carry out, in roughly the order they come up; the examples come from building work on existing houses.
A new house starts with the plot and with what you want from it. We look at the site together and talk through the rooms, the layout, the materials and what matters most to you. From there we draw up a plan of the work and an itemised quotation that lists the shell, the building services and the finishing separately.
We prepare the architectural drawings, have the structure calculated and file the permit application – as we did for the two-storey extension at Meentweg 62 in Bussum. If you already work with an architect, we build from their drawings instead: at Meentweg in Bussum, a house from 1914, and in Heemstede we carried out the building work together with a design studio.
The build itself starts with the foundation and the shell: the masonry, the load-bearing structure and the insulation in the walls. At Meentweg 62 in Bussum we first stripped the house back, then built the two-storey extension turn-key, with the walls insulated with PIR panels and the roof insulated separately. The same sequence applies to a new house.

Once the shell stands, the house is closed with the roof, the windows and the external doors. At Meentweg 62 we built dormers, laid new roof tiles with a zinc rainwater system and fitted new wooden windows and external doors throughout. In the 1955 house in Hilversum we installed a skylight of 3000 × 6090 mm and made-to-measure French doors to the garden.
In a new house the heating and the electrics are planned from the first drawing: a heat pump, underfloor heating, and wiring and lighting laid out for every room. Meentweg 62 in Bussum is heated by a heat pump and runs on electricity alone. At Eikbosserweg 210 in Hilversum we installed a new central heating system and new electrics.

In the bathrooms and the kitchen, plumbing, electrics, tiling and joinery meet in a small space, so they are planned together with the installations rather than at the end. On existing houses we have enlarged kitchens – in Hilversum by removing the wall between kitchen and living room – and at Engweg in Laren we reinforced the kitchen floor joists for a 150 kg range cooker.

The finishing turns the shell into a house to live in: plastered walls, floors and paintwork inside, a terrace and a garden outside. At Meentweg 62 the project ended with a timber shed, a paved terrace, irrigation and new planting. In Amsterdam we built a wooden terrace and a shed, laid the terrace tiles and painted all the woodwork.

How we work
From the first meeting to handover, building a house runs in six steps.
Step 1
We meet, look at the plot together and talk about the house you have in mind: the rooms, the layout, the materials and what matters most to you.
Step 2
From the first sketch we work out the architectural drawings and an itemised quotation, with the shell, the installations and the finishing each on their own lines.
Step 3
We have the structure calculated and file the permit application. If you work with an architect, we build from their drawings and keep the build in step with the design.
Step 4
Materials for the shell and the finishing are ordered and delivered to the site. If you prefer to choose and order some of them yourself, that is possible.
Step 5
Foundation and shell, then windows and roof, the installations and the finishing. Along the way we report to you on how the work is progressing.
Step 6
The contact person you start with stays with the project until handover, and the work we have carried out is covered by our guarantee.
