CBS Renovation Β· contractor in het Gooi
Renovation, extensions and new build in Hilversum and het Gooi β from first survey to handover.
CBS Renovation builds and renovates in Hilversum and across het Gooi. We are a building contractor for house renovation, extensions, new build and commercial work, and we take on projects for private home owners as well as for business clients.
Housing in Hilversum is mixed: 1920s and 1930s brick houses with wooden floors, post-war terraces and larger villas in the Gooi neighbourhoods. What is structurally possible differs from house to house, so we begin with a survey at the property and turn your plan into a quotation that names the work part by part.
Structural work, installations and finishing come from one company. You get one contact person, a price agreed before the work starts and a planning we keep track of during the build. A kitchen or a bathroom is done inside the renovation, so pipework, tiling and fitting line up. For home owners who moved here from abroad, that means one company that arranges the trades, the permit and the paperwork.

Extension, open-plan ground floor, underfloor heating β see the project
The structural work, the installations and the finishing are carried out under one contract. These are the parts we are asked for most in Hilversum.
In a full renovation the house is emptied and built back up: a different layout, new walls and ceilings, new pipework and electrics, and the finishing last. In older Hilversum properties a house renovation nearly always means the electrics, the fuse box and the pipework go with it. If the scope is narrower, say the ground floor only, the same project manager stays on it.
More about renovation
A garden-side extension or a full-width one makes the ground floor usable again. We develop the design, calculate the structure, build the shell and finish the space, including the connection to heating and electrics. A home extension in Hilversum often needs an omgevingsvergunning, the Dutch building permit; where it does, we prepare and submit the application.
More about extensions
A dormer (dakkapel) turns an unused loft into a room you can stand up in. The dormer goes in, the roof structure is insulated and the space is finished as a bedroom, a home office or a bathroom, with heating and sockets in place. In Hilversum's terraced houses from the 1950s this is often the way to gain a third bedroom.
A bathroom or a kitchen is renewed inside the renovation. We strip it out, move pipework and electrics, fit ventilation, do the tiling and install the units. Tiling, plastering and fitting run under the same project management, so one element follows the next without you having to coordinate separate trades.
We lay parquet, laminate and tiled floors ourselves, with or without underfloor heating. In a pre-war house that usually starts with floor insulation and work in the crawl space, because those decide what underfloor heating will actually deliver. In a new extension the heating pipes go straight into the screed.
More about underfloor heating
Facade work in Hilversum comes down to repointing, repairing brickwork and altering openings in walls. Inside, we plaster walls and ceilings. Painting indoors and outdoors is a separate line in the quotation, so you can see what that element costs on its own.
More about masonry
Heating, pipework, ventilation and electrics are part of the same contract, from the fuse box through to a heat pump. Insulation of roof, floor and cavity walls is combined with the rest of the work, since walls and floors are open anyway. Better insulation also means sorting out the airflow; otherwise a damp problem simply moves somewhere else.

I can highly recommend CBS for their hard and diligent work and their extensive listening to exactly understand our wishes. CBS performed a full renovation of our 1930' house in Heemstede after we bought it. We still enjoy every day we live there. Outstanding points: preciseness, hard work, timing, communication. Attention point: cost control.Posted on Google![]()

We engaged this company to replace the gutters on our homes after they collapsed under the heavy snowfall this winter. The work was completed exactly as quoted, delivered on time, and carried out to a very high professional standard. Communication with the Project Manager was clear and responsive throughout, and the entire process was handled with transparency from start to finish. Based on our experience, we would be happy to recommend their services.Posted on Google![]()

I canβt recommend CBS highly enough. They completed a full renovation of our main living area and kitchen, along with several smaller projects throughout our home, and the results exceeded our expectations. From the start, they brought professionalism, dedication, and a consistently positive attitude. They put a lot of effort into accomplishing what we wanted while staying within our budget. They worked long days, remained open to feedback, and were always willing to collaborate on questions and small adjustments along the way. What began as a simple idea that we sketched out for them, became a functional space that has truly become the heart of our home. Weβre already looking forward to working with CBS again as we continue renovations in the rest of the house.Posted on Google![]()

The CBS team did a big renovation in our house (extension, 2 new dakkapels, new shower and toilet) and we were really happy with their work! We came to them initially with the plans and the things we wanted to do, they give us an honest feedback with some ideas to improvement and we started working together. All along the way, we had a weekly meeting on site, talking about the issues, the next steps and the things needed from both ends to ensure that the progress remain the same. They were really professional and doubling down on the details, making sure that all of our needs are met. The pricing was honest and straight forward. The workers were kind and did a amazing beautiful work, better than what we could have imagine! Our project manager kept a whatsapp group with us, communicating and ensuring a smooth progress. I have no doubt that if I'll renovate a new house, they will be the company I choose.Posted on Google![]()

Posted on Google![]()

An amazing team! Super organized and responsive! Everything came out nice and they were accomodating for everything we needed. Absolutely recommend them!
Our work is concentrated around Hilversum and het Gooi. Our office is in Breukelen, a short drive away, so an extra survey or a check on site is quickly arranged. Besides Hilversum we work in the neighbouring municipalities and in the adjoining part of the province of Utrecht. Every project runs the same way: a survey first, an itemised quotation, and one contact person for as long as the work lasts.
The price follows the scope of the work, the condition of the house and the materials you choose. Replacing a bathroom is a different job from stripping a house and changing its layout. We come and survey the property first, then set out in writing what each element costs, so you have a fixed price before we start. Any figure we name comes after that visit.
It depends on the size, the position on the plot and the rules of the municipality of Hilversum. Some extensions fall under permit-free building, while protected townscape areas and listed buildings carry stricter conditions. The Dutch permit is called an omgevingsvergunning. We check this before working out a plan, prepare the drawings and the structural calculation, and submit the application on your behalf.
A bathroom or a kitchen usually takes a few weeks. An extension runs longer, from foundation to finish, and a whole-house renovation normally takes several months. The permit and the delivery times for materials count towards it. Our renovation of the ground floor of a 1955 house in Hilversum ran from June to September 2024. The quotation comes with a planning that gives the time per phase.
Yes. Many of our Hilversum projects are pre-war houses: brick facades, wooden floors, single glazing and an outdated fuse box. On Oude Amersfoortseweg we renovated a house from 1929 with double glazing, roof insulation, new electrics and two new bathrooms. The character of a house like that stays as it is, while what sits behind the plaster is brought up to date.
Yes. Roof, floor and cavity wall insulation is usually done inside a renovation, because the walls and floors are open anyway. We install a heat pump once the house is ready for one: well insulated, with emitters that work at a low temperature, such as underfloor heating. On Neuweg we handed over a 1957 house with a heat pump, underfloor heating and ten solar panels.
Yes. Alongside home renovation and extensions we carry out new build and residential construction, and we work as a contractor on commercial property: offices, shops and business premises. Property transformation belongs to that as well, for example an office building that is given a residential function. For business clients we fit the planning around the hours the building is in use.
Individual elements such as a floor, a door, tiling or painting are carried out as part of a project. That works out better and usually cheaper: our people are in the house anyway, the preparation and the clearing up happen once, and the result matches the rest of the work. Tell us what you want to tackle and we will look at how to combine it into one job.
