CBS Renovation is a contractor for building and renovation work across het Gooi. For home owners and businesses in Huizen we take on renovations, extensions and insulation, together with the building services that go with them: plumbing, heating and electrics. New build and commercial projects are part of our work as well.
Huizen is a former fishing village on the Gooimeer. Besides the Oude Dorp, the historic village core, it has neighbourhoods built from the 1960s to the 1980s, such as Huizermaat and Zeewijk. A house in the old village therefore calls for a different approach from a 1970s terraced house, where insulation and new building services are often at the top of the list. So we visit first and measure up, and only then turn your plans into a quotation with each element listed separately.
There is no need to find a plumber, a heating engineer and an electrician on your own: that work sits in the same contract as the structural work and the finishing, with one contact person until the handover. A renovation starts with deciding what stays and what goes. Then follow the strip-out, new partitions and ceilings, pipework and wiring, with the finishing at the end. That can be the whole house or a single floor. In a 1914 house on Meentweg in Bussum we opened the kitchen up to the living room by taking out the wall between them, fitted a metal portal frame and brought the garage into the living space, insulated and with Velux roof windows.

Building services sit in the same contract as the renovation: new water supply and drainage, radiators or underfloor heating, a heat pump, extract ventilation, and rewiring with a new consumer unit. At Meentweg 62 in Bussum a heat pump took over from a 2004 gas boiler and a geyser; every floor now has underfloor heating with room-by-room controls. In a 1953 terraced house on Nieuwlandseweg in Hilversum we replaced every radiator and fitted a new, extended meter cupboard.

More living space downstairs often comes from an extension at the back of the house. The work runs from design and structural calculations through the shell to the finished room, with heating and power connected. For the two-storey extension at Meentweg 62 in Bussum we produced the architectural drawings and structural calculations and filed the permit application; the extension was handed over turn-key. On Eikbosserweg in Hilversum we extended a 1922 house at the rear.

Insulation goes into the same plan as the renovation: roof, facade, floor and glazing. In a 1905 house in Bussum we insulated the pitched roof with 140 mm PIR, the crawl space with 60 mm PIR and the facade with PIR boards, fitted HR++ glazing and installed a 7.4 kW Daikin-Intergas heat pump; solar panels went on the roof. The energy label went from G to A+++. In a house from the 1960s or 1970s the list often begins with cavity walls, roof, floor and glass.

A new bathroom or kitchen is built as part of the renovation. After the strip-out come new drainage and pipework, ventilation, tiling and finally the sanitaryware or the kitchen units. The detached 1913 villa in Laren got a renewed bathroom upstairs, with a bath, a shower, a basin with two taps, a toilet and a laundry area. On Meentweg in Bussum the kitchen gained wooden benches along its walls, with storage built in, and a wooden skylight.
We repair wooden windows, doors, staircases and beams where they give a house its character. On Engweg in Laren, a 1914 house, we thickened the window sashes to take HR++ glass and removed the panels that hid the original wooden sliding door, which was then restored. Made-to-measure work belongs here as well: a built-in cupboard, window seats with storage, skirting boards and internal doors. Plastering and painting finish the job.
As a building company we also build new. For business clients that means offices, shops and business premises, as well as property transformation, where an existing building is given another use. The structural changes, the new building services and the finishing then come under one contract, just as they do for a home. For new build we handle the whole route, from the structural shell to the finishing.

In a house like that we keep what defines its character, such as wooden windows, doors and beams, and renew what lies behind: pipework, wiring and insulation. In a 1905 house in Bussum the wooden windows and doors on the front facade were restored, while the electrics were rewired completely with a new meter cabinet.
