A 1920s semi-detached house in Bussum with a two-storey extension, all-electric heating and a rebuilt garden
The house dates from 1920, stands in a protected townscape in Bussum and is one half of a semi-detached pair. When we started it had energy label F, a gas boiler from 2004 and a geyser for hot water. Only the walls were insulated, and the condition inside and out was rated as fair. We ran the project from the first drawings through to planting the garden.
Drawings and permit
We prepared the architectural drawings, the structural calculations and the construction drawings, and filed the building permit application.
Shell and envelope
Work began with a full strip-out, followed by a two-storey extension built turn-key. The ground floor was laid as a combined floor build-up. The walls were insulated with PIR panels and the roof was insulated separately. We fitted dormers, laid new roof tiles and replaced the rainwater system in zinc. Every window and external door is new and made of wood.
Building services
The house now runs on electricity alone: a heat pump, underfloor heating on every floor and room-by-room Honeywell controls. We installed new wiring with a consumer unit, meter cupboard and equipotential bonding, along with water supply, drainage and extract ventilation. Solar panels sit on the roof and there is a charging point for an electric car. External sun screens shade the windows.
Finishes
The bathrooms and toilets were finished turn-key. Walls and ceilings were plastered and painted. We fitted and painted the joinery: skirtings, architraves, window sills, internal doors and ironmongery. PVC flooring was laid throughout and the staircase was clad in PVC as well. The furniture was made to measure.
Garden
In the garden we built a timber shed with an open bay, paved the terrace and paths, and laid a linear drain with soakaway crates for rainwater off the roof. An automatic irrigation system was installed, beds were dug and the planting went in.
