CBS Renovation is a building contractor in Soest, Soestdijk and Soesterberg, working on house renovation, remodelling and extensions. Building work, installations and finishing are taken on as one contract, and one person is your contact from the first visit until the keys are handed back.
In Soestdijk we fully renovated a semi-detached house on Talmalaan in 2021. A new dormer with a raised ridge created a spacious fourth bedroom on the second floor. The house also received a bathroom with a bath, a walk-in shower and underfloor heating, a U-shaped kitchen, a wooden parquet floor, several new window frames with HR++ glazing, a new boiler and new electrics. The whole house is insulated.
The first step is a survey at your home. You then receive a quotation that lists each element separately: what will be done and what it costs. Besides renovation we build extensions and take on new build. Below, each part of the work is described with examples from Talmalaan in Soestdijk and from projects elsewhere in the region.
In a full renovation the whole house is dealt with in one go: the layout, walls and ceilings, pipework, electrics and heating, and the finishing last. On Talmalaan that included new electrics and a new boiler. At Kortenaerlaan 22 in Hilversum we renewed the electrical installation with a new consumer unit and replaced every radiator. Because everything sits in one programme, nothing has to be opened up twice. If only part of the house is involved, such as the ground floor, we work in the same way.

A dormer gives the space under the roof headroom and daylight. On Talmalaan in Soestdijk we fitted a dormer with a raised ridge, which created a spacious fourth bedroom on the second floor, large enough to serve as the main bedroom. The Meentweg 62 house in Bussum also received dormers, alongside new roof tiles and zinc rainwater goods. Roof insulation and connecting the new room to the electrics and heating are part of the same job.
An extension at the back adds living space without the need to move. The work runs from drawings and structural calculations through foundations and the shell to a finished room with its floor, heating and electrics. At Meentweg 62 in Bussum a two-storey extension went up, with the drawings and the permit application included. Eikbosserweg 210 in Hilversum was extended at the rear as well.

The bathroom on Talmalaan received a bath, a walk-in shower, a double washbasin, a toilet and underfloor heating; downstairs a U-shaped kitchen with built-in appliances went in. For a room like that we strip out, re-run the pipework, drainage and electrics, fit ventilation and do the tiling. Installation, tiling and fitting fall under one contact person, so you do not have to schedule the trades yourself.
The house on Talmalaan now has a largely new wooden parquet floor. At Neuweg 463 in Hilversum underfloor heating runs through the whole house beneath PVC flooring. In older houses the work often starts below the floor: a 1913 villa and a 1914 house in Laren each got a new VBI floor on the ground floor, followed by underfloor heating with its controls. Which floor suits your heating is something we discuss during the survey.

The right moment to insulate is when floors, walls and the roof are opened up for a renovation anyway. The house on Talmalaan is fully insulated and has several new window frames with HR++ glazing. On Engweg in Laren the windows of the whole house were restored and the sashes thickened so they could take HR++ glass. A heat pump works best in a well-insulated house; Neuweg 463 in Hilversum has one, along with ten solar panels.

We plaster walls and ceilings to a smooth finish, and the painting inside and out is part of finishing the project. In the 1914 house on Engweg in Laren the ceiling beams, doors, cupboards, staircase and balustrade were restored and repainted. The original wooden sliding door came back into view there as well: it had been hidden behind panels and was restored. At Meentweg 62 in Bussum we fitted and painted skirtings, architraves, window sills and internal doors.
