CBS Renovation works as a building contractor in Naarden and the rest of Gooise Meren. We renovate and remodel houses, build extensions, carry out new build and take on offices and business premises for commercial clients.
Housing in Naarden varies widely. Inside the ramparts of the fortified town stand old properties, a number of them listed; outside it you find pre-war houses along the older approach roads and post-war terraces and semi-detached homes. Two houses a hundred metres apart can therefore call for a different plan. We first look at what is actually there and what can be done, and only then does the work go into a quotation with every element priced on its own.
The job runs under one contract: strip-out and structure, pipework and electrics, tiling, plastering, carpentry and painting. You keep one contact person, a price settled before the first day on site and a programme we follow up during the build. Kitchens and bathrooms are done inside that same job, so the pipework, the tiling and the fitting meet as they should. Each element is described on its own below. On site they overlap: within a single renovation the structure, the services and the finishing follow one another in a fixed order.
A full renovation starts with an empty house. The new layout, the brickwork and carpentry, the pipework and the electrics come first; the plastering, the floors and the paintwork come last. In a pre-war property the meter cupboard and the wiring nearly always go with it, because they decide how many circuits the house has and how safe it is. Where the work covers one floor or one side of the house, the same project manager sees it through.

An extension on the garden side gives the ground floor room the existing walls cannot. We draw the plans, calculate the structure, apply for the omgevingsvergunning, the Dutch building permit, and build the shell: foundation, walls, roof and window frames. The finishing follows, with the connections to heating, water and electrics. On Meentweg 62 in Bussum we built a two-storey extension on a house dating from 1920.

Renewing a bathroom means stripping it back to the floor, moving pipework and waste, fitting ventilation, and only then tiling and installing. We do that inside the renovation, so the tiling meets the floor in the hallway and the electrics are sorted in one pass. At Meentweg 62 the bathrooms and toilets were handed over turn-key; at Kortenaerlaan the house gained two bathrooms and separate toilets.
Floors are laid as part of the project: timber, PVC or tiles, with or without underfloor heating. In an older house that begins in the crawl space and with floor insulation, since both of them decide how much underfloor heating will actually do for you. The staircase belongs to the same job – at Meentweg 62 it was finished to match the floors. In a newly built extension the pipes are laid into the screed from the start.

Roof, floor and facade insulation is best done during a renovation, at the point when the walls and floors are already open. The services follow: consumer unit and wiring, water and drainage, extract ventilation and, once the house can take it, a heat pump with underfloor heating. A house from 1905 in Bussum went from energy label G to A+++ that way, with PIR insulation, HR++ glazing and solar panels on the roof.

Outdoors the work comes down to repointing, repairing brickwork, altering openings in walls and replacing the rainwater system. At Meentweg 62 the rainwater goods were renewed in zinc and every window and external door was replaced in timber. Indoors we plaster walls and ceilings and paint the joinery: skirtings, window sills, internal doors and ironmongery. Painting inside and out is priced as a line of its own, so it stays comparable with the rest of the quotation.
