In Bussum we have renovated two houses on Meentweg and taken a 1905 property from energy label G to A+++. CBS Renovation is a building contractor for house renovation, remodelling, extensions, new build and commercial work, for private home owners as well as business clients.
Much of Bussum was built between 1900 and 1930. Het Spiegel has villas and large town houses from that period, elsewhere there are streets of pre-war semi-detached and terraced homes that need everything at once, and post-war neighbourhoods further out. Brick facades, timber floors and a crawl space nobody has been into: what a house needs differs from address to address, so every project starts with a survey at the property and a quotation that names the work part by part.
Structural work, building services and finishing run under one contract. You have one contact person from the first survey to handover, a price agreed before the first wall comes out, and a programme we keep track of while the work runs. Our office is in Breukelen, and Bussum sits inside the area we cover between het Gooi and the province of Utrecht.

The items below are carried out under one contract, with the same project manager from the first drawing through to handover.
In a full renovation the house is emptied out: old pipework and wiring go, the layout changes where needed, new walls and ceilings go in, and the finishing comes last. In pre-war Bussum houses the meter cupboard, the floor build-up and the crawl space nearly always join the job. On Meentweg we opened up a 1914 house this way: the wall between kitchen and living room out, a steel portal frame in, floor, roof and walls insulated and the garage turned into part of the living room.

An extension on the garden side, a full-width addition or a dormer in the loft gives you the room the house does not have. We develop the design, calculate the structure, build the shell and finish the space, including heating, electrics and ventilation. At Meentweg 62 that meant a two-storey extension, dormers, new wooden window frames and external doors, and a roof re-covered with new tiles and zinc rainwater goods.

Besides housing we work for business clients: renovating offices, shops and business premises, and giving a property a different function, with the structural changes and the services that come with it. For new build we cover the route from drawing and structural calculation through to handover. Where a building stays in use during the work, the programme is arranged around the hours that suit the occupier.
A bathroom or a kitchen is renewed inside the wider job. We strip it out, move water, waste and electrics, fit extract ventilation, do the tiling and install the units. In the 1905 house in Bussum the bathroom was laid out again with a laundry area, a separate bath and a shower, and the guest toilet was rebuilt. Pipework, tiling and fitting sit with the same project manager, so you are not sequencing trades yourself.
PVC, laminate, parquet and tiled floors go in as part of the same contract, with or without underfloor heating. In a pre-war house that work starts below the floor: the crawl space, the insulation and the build-up decide what underfloor heating will deliver later. Both Meentweg houses have underfloor heating on every storey with room-by-room control, and at number 62 the PVC floor carries on over the staircase.

Facade work in Bussum comes down to repointing, repairing brickwork, altering openings and replacing wooden window frames. Inside, walls and ceilings are plastered and painted and the existing joinery is put back in order: skirtings, window sills, internal doors, staircases and balustrades. On Engweg in Laren the original frames were kept and thickened to take HR++ glazing. Painting is a separate line in the quotation.

Electrics, water, drainage, ventilation and heating belong to the same contract, from the consumer unit and meter cupboard through to a heat pump, solar panels and a charging point for the car. Insulation goes in while floors and walls are open anyway: PIR on the walls, roof insulation and insulation in the crawl space. The 1905 house moved from energy label G to A+++, and Meentweg 62 has run on electricity alone since.

It differs from house to house. The scope of the work, the condition of the property and the materials together set the price, and in a pre-war house work often appears once the floor is open. Yes. On Meentweg a semi-detached house from 1920 was stripped back completely and rebuilt with a two-storey extension; that property stands in a protected townscape. A second house in the same street, from 1914, was renovated within one project, and a 1905 house moved from energy label G to A+++. In houses like these the facade, the floor build-up, the electrics and the pipework usually go with the finishing.
At the house on Meentweg 62 we produced the architectural drawings, the structural calculations and the construction drawings, and filed the application for the omgevingsvergunning, the Dutch building permit. Other plans follow the same order: the survey and the design first, then the application, then the building work. What your plan calls for is discussed during the survey.
Those elements are carried out inside a project: a renovation, a remodelling job, an extension or new build. It works out better and usually cheaper, because the preparation, the deliveries and the clearing up happen once and the result matches the rest of the house. Yes, usually inside a renovation, since the walls and floors are open anyway. At Meentweg 62 the walls were insulated with PIR and the roof was dealt with separately, after which the house went over to electricity alone: a heat pump, underfloor heating on every storey and solar panels. In the 1905 house, roof, facade and crawl space insulation, HR++ glazing and a 7.4 kW heat pump came together in one project.
Yes. Alongside house renovation and remodelling, CBS Renovation carries out residential construction and new build, and acts as contractor on commercial property: offices, shops and business premises. Property transformation belongs to that as well, for example a building that is given a residential function.
